Each of our property management accounts is designed to meet your individual needs as an investor. The following services are included with our management:
- Collection of Rents and Subsequent Deposit into a Trust Account
- Establish Market Rents and Review Rents Periodically for Rent Increases
- Post Signs, Lockboxes, and/or Brochure Boxes at Vacant Apartments and Houses
- Coordinate Advertising for Vacancies
- Screen and Qualify Prospective Tenants, i.e., Run a TRW Credit Report, U.D. Screening, Employment Verification, Prior Rental Verification, I.D. Checks, Etc.
- Rent Units and Execute Rental Agreements and/or Leases
- Issue 3-Day-to-Pay-or-Quit Notices on All Past-Due Tenants
- Coordinate Eviction Proceedings with Unlawful Detainer Attorney
- Hire and Supervise On-Site Resident Managers. Investors have the option of managers taking the AACSC manager's course at owner’s expense.
- Inspect and Schedule All Necessary Vacancy Prep Work and Repairs at the Property
- Secure Bids from Independent Contractors and Negotiate Contracts for Major Repairs
- Maintain Property Records with Monthly Computerized Reports Mailed to the Investor
- Furnish Investor with Original Maintenance Receipts Monthly
- Pay All Bills Associated with Operating the property through the Trust Account

Brochure Boxes Brochure boxes are placed in front of properties that have multiple vacancies. Individual property fliers are developed on the computer and given to the on-site manager to place in the brochure box.
Fliers Fliers describing specific property vacancies are developed and made available to prospective tenants. They are displayed in the office, handed out to local businesses, and put into brochure boxes.
Advertising We use different methods to advertise vacant units on your behalf.
- Publications and Periodicals: Gazette (Weekly Free Paper), Register (Daily, Local Orange County–Based Newspaper), Daily Breeze (Daily local paper for West LA)
- Signs: Placed Where There Is a Vacancy (Red and Blue on a White Background)
- Internet: ABPMCo.Inc Website, Craig's List, Westside Rentals
