What do we do when your unit is vacant?

  • Inspect the vacant unit with a complete write up & photographs of work needed
  • Post a for rent sign, lockbox, and brochure box with fliers at select locations
  • Conduct market survey of similar vacant units in the area
  • Order out and prepare vacant unit for rent ready

  • Screen and qualify prospective tenants, including running a credit report, U.D. screening (landlord’s report) and  all needed verifications on resident's application
  • Execute rental agreements and leases
  • Hire and supervise onsite resident managers
  • Effective handling of all tenant related problems

Financial Management

  • Property software program – Appfolio
  • Collection of rent and deposit into trust account
  • Tenants have the option of paying online for free, paying with cash at 7-11 with Pay Near Me or with personal check or money order
  • Payment of all operating bills, including utilities and maintenance
  • Payment of trust deeds & association dues
